Loan-to-value / down payment calculator
Work out your loan-to-value ratio and down payment percentage from a property price and down payment.
Formula
How it works
The down payment is subtracted from the property's value to find the loan amount; dividing the loan amount by the property value gives the LTV ratio lenders use to assess risk.
Worked example
The same calculation with the default values:
- Property value 300,000
- Down payment 60,000
- loan amount = 300,000 − 60,000 = 240,000
- LTV = 240,000 ÷ 300,000 × 100 = 80%
- down payment percentage = 60,000 ÷ 300,000 × 100 = 20%
Result: Loan amount: 240,000.00 USD · Loan-to-value (LTV): 80% · Down payment percentage: 20%
Common mistakes
- Confusing the down payment percentage with the LTV percentage - they add up to 100%, but are not the same figure.
- Using the asking price instead of the value a lender's appraisal actually confirms.
